These are a dreadful company and I would not touch them with a barge pole. I rent a property that they manage and they have charged me £240 for a letter sent to my mortgage company to recover my unpaid service charge. I have not heard from them either directly or indirectly re the charge and as soon as I received the letter from my mortgage company I paid the ge full amount immediately.
If yiu can avoid using these people I woukd do as customer service is appalling.

Had a parcel stolen in the building Homestead managed. I asked if they could help with the CCTV we have available. The response was absolutely useless. Been in the property over 7 years and had nothing but problems. Probably the most useless and act-last-minute-only management I've seen.

Unbelievable dealing with this company, myself and 9 other leaseholders are paying £13,200 a year service charge,and the only thing we get for that is the 2 small lawns cut every month, the pathways and communal garden that were once picturesque are now in a bad state and no ones happy here anymore its terrible and its gone on like this for 3 years full of empty promises, its hard to sell these flats now or use for rentals in this condition and indeed there was,2 flats for sale and they wouldn't sell because of the high service charge and knowing there was nothing to show for it but one of the flats sold below market value, then homestead lie in response to bad reviews with no option to respond or reply to their lies, we are charged for annually for gutters and drains cleaned but they've been done once in nearly 4 years, I don't know how they get away with it its a disgrace

Poor communication. Claim I am in areas for management fee of Flat 5 Manor Park which I own outright. I’ve got a direct debit in place via which they’ve taken money monthly without fail. No postal letter sent re being in areas despite this being in their policy. Also no attempts to contact by phone just two emails, with the most recent threatening legal action. No explanation in the emails how and when areas occurred . Reading through all the reviews and my own observations of the poor work at Manor Park, wouldn’t be surprised if someone in the company was embezzling money. Would explain how they can charge what they do and carry out the bare minimum.

Homestead are a joke! It took them 3 weeks to remove some furniture and rubbish that had been dumped near my house.
Had to make numerous calls to them, they lied saying it has been collected but it hadn't, then promised it would be collected another day and it wasn't!
They are happy to take your money but I can't see what they actually do for that money as the estate is a mess.

Awful experience owning a property managed by Homestead. My service charge on a one bedroom flat in Lancashire, with very small ground works, went from a very reasonable £35 a month, which gave my dad who lives there lovely well maintained grounds, to £100 a month 4 years ago, and what a mess the grounds are now, despite such extortionate service charges. Gardeners when they have been, once year have killed shrubs due to not knowing how to maintain them, poured weed killer on them, and left gutters uncleaned and bins, despite charging for this service. Most of the flats are occupied by housebound elderly people who never see any contractors or site managers, and the only time Homestead see the grounds are when pictures of the disgrace they are in, are shared with them, which has been often. I have also despite asking several times, never revieved a copy of the income and expenditure accounts, to view where this £100 a month is actually being spent, which I am entitled to be given. I would never recommend this company. It is just a cash cow.

Added following response from Homestead, as no option to add a reply- We have been advised several times that dieector approval is being sought before anything can be planted to replace the unmaintained shrubs and improve the appearance of the grounds.

The official accounts covering expenditure I have requested are for the end of each budget year, I have recieved no details for these. I do want them as I am paying £100 a month for a 1 bedroom flat within small grounds, and see no works being carried out for this money so am starting to become more and more with each year concerned as we are 4 years in now, 10 flats paying £100 a month and there is no maintenence being done. The guttering is being charged each year, it's been done once in the last 4 years? Bin cleaning windows etc, none of this is being done. Naturally, like anything, you want to see what you are paying for, especially when
this is 100 a month, I struggle to understand how for the last 4 years, the end of year accounts have not been available due to 'needing sign off from directors'..

Happy to meet again (will be the 3rd time, and 3rd property manager in as many years) to discuss if needed but things need to change, your service is very poor

Since 2010 I have been the sole director of the owners’ management company of a small development which Homestead manage on our behalf. I have always found members of this company, whether the Site Manager or the rest of the team working in the background, to be professional, friendly and helpful.
As none of us owners either live in the development or are locally based I rely heavily on our Property Manager, Steve, who has gone above and beyond in an effort to resolve significant maintenance issues the building had developed recently.
There is full transparency regarding all activities. Expenditure reports are issued quarterly clearly accounting for all monies in and out. Service charges are set following discussions with the director and based on actual and reasonably projected outgoings. Site visits are quarterly and concise reports are issued.
No organisation is perfect but my experience with Homestead has always been positive. I feel I have a good working relationship with them and would have no hesitation in recommending them to others.
