We recently had Stephen perform a level 2 survey on a property we are purchasing.

I was impressed with Stephen over our initial phone call . He really took the time to listen to me and ensure we were choosing the correct level of survey .

We chose to have a non written report , as we had felt disappointed with previous surveyors , feeling that some had been quite literally not worth the paper they were written on.

Stephen carried out our survey as he said he would , he made lots of notes and we met him at the property to discuss his findings . I was expecting this to be a brief overview but Stephen spent over an hour with us , discussing in great detail his findings and answering our questions.

It was extremely helpful to have a face to face discussion, there was nothing to second guess , no trying to read between the lines and we left with a good understanding of the building we are purchasing .

Stephen has a wealth of knowledge , and is able to communicate it in a way that is clear and straightforward .

Not having a written report is in no way a compromise on the quality or thoroughness and I would recommend this as a good option to save money on what’s already a very expensive time

Stephen was very prompt at responding, attending the property and returning the survey report quickly!

The report was detailed, clear and well explained with lots of photos, which was really helpful. As first time buyers, we had lots of questions/worries about things with the property - Stephen very kindly and patiently talked us through everything over the phone too when we weren't sure of something, which we really appreciated.

The report was also really helpful in making a decision as to whether or not to proceed with the purchase, as it gave us a detailed overview of faults which we were able to share with contractors for quotes. Great peace of mind to have.

Overall, I really recommend Lumsdale Surveyors. Down to earth, timely, excellent communication and great customer service all round.

I am a first time buyer and wasn't sure what to expect from a survey. I'm so glad I went with Stephen - he was efficient, well priced and the survey was so clear and easy to understand. Stephen provided photos along with explanations and clear colour coded actionable points. I now have a really clear plan of action for when I complete and am able to prioritise the work that needs doing to the house to suit my (lack of) budget! Highly recommended!

I am one of those people who doesn't leave reviews. On this occasion, I felt that there was no way I could not leave one.

We purchased a nigh on £2M new build house in 2019 from private 'developers' supported by the assurance of a Certificate of Inspection provided by a supposedly experienced RICS Surveyor. Within 2 weeks of inhabiting the property, we experienced catastrophic problems with water ingress affecting many of the rooms.

Subsequently, having been given the 'run-around' for years by the developers in association with the surveyor who issued the certificate, we were left with no option but to pursue the matter legally. We considered many different surveying companies for the purpose of providing an expert opinion of our property construction and in the end, decided upon Lumsdale Surveyors as their website seemed to convey every service that we required.

We were dubious that we would end up with sufficient evidence to progress a legal challenge but we needn't have been - the service and resulting report that we received from Stephen was superb. The report identified the failures and negligence without bias that were the root causes of our problems and additionally, identified other issues that we were not aware of, complete with references to associated building and professional practice standards.

The survey and subsequent expert witness report that Stephen provided were fairly priced and he has further provided clarification on any matters that we have requested. I would not hesitate in recommending his services to anyone.

The survey that Stephen carried out was thorough and comprehensive, providing all the information that I required to give me peace of mind about the state of the property that I was purchasing.
The report was well presented and the large file of photos was very helpful as it highlighted the problem areas clearly.
If I ever decide to move again and need another survey I would definitely ask Stephen to carry out the work for me.

We have now used Stephen's services twice in 2023 - both houses we were interested in were 'vintage' properties and clearly carried some risk to a potential buyer. Stephen is a very thorough surveyor and we have benefited greatly from his attention to detail. We were already aware ourselves that each property required a budget for repairs - Stephen actually uncovered more than we had bargained for on both occasions, with photographic evidence provided to support his findings.

Stephen was fantastic! The survey was detailed and informative, not only against the standard criteria but also in response to a raft of specific questions I had. Stephen was flexible on dates working round the seller which was appreciated. The report was produced very quickly after the visit and Stephen always responded very quickly to questions, taking the time to provide comprehensive considered responses. The cost was very reasonable and overall experience was excellent. Would use Lumsdale again and highly recommend!

I wanted to use a local surveyor to conduct a full structural survey on a house we are buying and found this company on Google. I was immediately impressed with the quick answer to my email from Stephen and a subsequent phone call reassured me he was the right person for the job. I have not been disappointed, Stephen spent several hours at the property and undertook a detailed visual survey of the property, which resulted in a detailed but clearly explained and nicely outlined 14 page report along with over 150 photographs. He even provided a guide estimates of potential work, which was most helpful.
I have no hesitation in recommending Stephen, his communication is excellent and the whole process was smooth and easy. I would use Lumsdale again.
