Susan from the Cumbria office is by far the best solicitor we've ever had the pleasure of working with. She was polite, courteous and always did what was best for us. When the vendors were trying to bring the completion date forward, and we were not ready, she spoke to the necessary parties and took the pressure off us. Susan was always very clear on what documents she needed from us and when she did receive them acted on them quickly and efficiently. If Susan was going to be on annual leave, she would always let us know, so we are not worried if we cannot reach her or if she does not respond. Just overall, Susan was a dream to work with and, coupled with the very competitive rates offered for the completion of the purchase of our house, we will definitely be looking to work with Berlan Graham and Susan in particular in the future, when we come to sell this property. The buyer of my mother’s property is using Berlard Graham Solicitors to purchase the house. Mums elderly, so I’m heavily involved in the process. It appears they have subcontracted the work to another solicitor. The buyer using Berlard Graham is a first time buyer and has everything lined up with a very easy/uncomplicated 2 property chain which has been good to go for a while. The blockage is Berlard Graham.

The solicitor acting on the buyers behalf (who is Berlard Graham of course) is causing delays to the purchase through. Either being overworked, having too many clients or simply being slow and uncommunicative. Because of this, we are now over a month from the original dates, with the exchange being pushed back on a weekly basis. And it looks like this will happen again. All parties are in regular and prompt communication, except for Berlard Graham who just ignore emails and phone calls.

Aside from the stress this is causing my elderly mother, this isn’t allowing anybody to arrange logistics such as removal companies, internet etc. Its all seems needless in why the delays are ongoing. It appears the buyer has gone to Berlard Graham as they are cheap, but with much in life, you get what you pay for. He is paying ‘dead rent’ rather than a mortgage, so his minor saving has long been offset.

Once the process is complete, I intend to pursue this with the SRA, as I feel that this is far below the level of professionalism that should be expected. Use them if you desire, but note this and other warnings in the reviews. Also, look at the number of reviews the positive reviewers have made, they seem quite low to me
