A DUBIOUS BUSINESS PRACTICE
A wannabe purchaser of a property of mine which was in very good order was intent of driving the price down. They hired the ‘services’ of EMP Surveyors for a Survey and a whole two weeks after the ‘inspection’ a templated tick box ‘report’ was finally produced. Low & behold ‘rising damp’ was ‘apparently’ found along with a number of supposed issues all grossly exaggerated and over estimated bumping up the costs.
However, the photos the EMP Surveyor had taken were deceptive at best and fraudulent at worst and so, I challenged the very convenient and somewhat suspicious ‘findings’ of EMP.
Fortunately, I had a Gazeal Reservation Agreement in place for exactly this foreseen situation and a Dispute was raised. Based on more reliable Evidence the grossly inaccurate and incorrect ‘findings’ of EMP were discredited. The, suspicion of foul play or just incompetence was hard to ignore and backed up with the findings of a reputable Damp Surveyor, Gazeal fully supported my Claim.
I was awarded £2k in compensation from these underhand Buyers aka Chancers. They were sent duly packing with their tails between their legs somewhat poorer as a result and fortunately more credible and honest Buyers were keen to purchase.
Take Note ... Surveyors can very much be ‘money for old rope’. In my experience the advice of a good and reliable Builder prepared to get their hands dirty will provide much more Common Sense advise than the somewhat cutting of corners, 'professionals' obsessed with their unreliable damp meter toys, reluctant to get up a ladder for fear of H&S or getting their trousers dirty and are too disorganised or busy to write their pricey template reports for weeks!
