Strongest advice, do not use Gamlins for conveyancing, and probably anything else.

I purchased a property with 6 weeks to complete conveyancing. They requested £350 as a down payment. After I paid, they then said they aimed to complete on the final day of the 6 weeks - extremely risky for me as I told them.

But, I just let them get on with it, and trusted it would be done. But they then requested documents which I knew not to be necessary, or documents I had already sent.

My loan company then emailed me asking me to ask Gamlins to engage with them.

Gamlins then requested a document which did not exist, and the solicitor Ms Ellis accepted it did not exist.

They requested alternative documents which I said I could provide, but 5 weeks into the conveyancing Gamlins pulled out of the conveyancing and left me with the prospect of losing 5% of the house value.

Fortunately, I switched to Nelson Myatt in Llandudno. They did the complete conveyancing inside the deadline. The whole thing, with no fuss. Super slick.

Nelson Myatt did not request the documents I knew to be unnecessary, nor the document which Gamlins used as the reason they pulled out.

Worse still, Gamlins refused to return the £350, or even the difference between the £350 and the £230 they claimed to have spent before they pulled out.

In essence, they kept this money without cause.

I am now entering into a legal battle with them, to get money returned for work they did not even do. I have their own invoice to prove that.

Strongest advice:

1. Read the other reviews here. They are mostly bad.
2. Spend a few hundred pounds more if you can and get a more presessional firm.
3. Under no circumstances pay them money up front.

At best Gamlins is tardy, incompetent, and cover it up by requesting nonsense. At worst, they will just take your money.

Toni has been great with me. Explaining everything simply so that I understood.
I had to stop halfway through as I was taken ill and I was in Ysbyty Gwynedd for 2 weeks.
There was no pressure or hassle from Toni to carry on.
Back on track now I'm sorted!

Very poor, again if you have money then you are catered for otherwise their office in Bangor the same as the porthmadog office,unwilling to help their local residents,
