I have lived in Livin property now for 5 years and would recommend its services to anyone.
The office staff and Livin tradesmen are all helpful and efficient. Emergencies are dealt with within 4 hours and nothing is a bother to them.

Living in a new home, less than 1 year old. I’ve encountered my fourth leak this morning. I’ve rang out of hours, who have refused to come out until Monday. Despite sending plumbers and electricians straight out the other 3 times, they won’t attend because it’s a weekend he said..
I’ve got young children living in the property, holes in the ceiling where the water is streaming from and they can’t be bothered to attend on a Saturday.

The other 3 times, they never investigated what repair was needed, they just made it safe for the time being, therefore it was next resolved.

Absolute shambles of a company.

abuse of power, abuse of tenants, abuse of its status as a charity & inept when it comes to essential repairs, using only the lowest bidders with work that is so substandard it's actually dangerous. If you're foolish enough to complain you get evicted.

Continously reporting repairs for people to come look at it and supposedly assess...... 1 year today I reported the concrete under the lino all loose and it's still not been rectified!!!! Garden fence still moves in the wind and corner post has a 6 inch gap between the floor and post..... happy to take your money but don't spent a penny on repairs

In early 2023 I reported to Livin that the posts for my fence gates were rotten and needed looking at multiple times as the whole rear section of the fence moved about in the wind and the top section was falling apart. They kept removing the “request a repair” claims that I had made.

Fast forward to January 2024 and with the strong winds I woke up one morning to find my fence all over the road. I took pictures then collected the pieces and returned them to my garden. I then phoned up about the issue in which they told me there would be someone out the same or next day to do a safety check and then they would send someone to fix it within 25 days.

No one turns up until the 25 days go by and the person pulls the last bit of the post out of the ground and cements it over and makes the whole job as completed.

Then around the 10th of February I notice that there are no jobs down for my fence so I call up and ask and after going around in circles over and over they tell me that they completed that job so they closed it but another should have been opened but wasn't.

From there we had multiple people come out to assess the situation on multiple different dates all to say we need to take measurements to order a new set.

From there I was calling Livin and they were calling me regularly during work hours passing me around and telling me whatever and giving me dates that got pushed back, pushed back again and pushed back further.

When they sent some fitters out to repair the old fence (after telling us that they kept waiting to order a new one for us) and they ended up arguing to the office or whoever over the phone saying that we needed a new one.

Now today someone has turned up but all they have done is installed a couple of half height posts in place of the old full height ones leant the old gates against my shed and left again.

Three months exactly to this day and they’ve fitted two posts.

What a waste of my time.

All this on top of the absolute state the house was in when we got it. Not a single room was fit to be lived in and I’ve had to use all of my holidays from work to try and at least finish stripping the torn up wallpaper so I can plaster and paint the walls.

Living next door to a Livin Housing property is a nightmare
with ignorance and unhelpfulness and inconsideration to its neighbours and the surrounding environment.
complete disregards to what social housing should be and how it should be managed and run.
They believe they have no responsibility to anyone and believe they don't have to adhere to rules like everyone does.
The property next door looks a mess with over flowing smelly wheely bins to the frontage which are a fire hazard smell and are inappropriately located .
when you complain they attempt to intimidate you via their part time inhouse solicitor .

I’ve lived with other councils and privately rented (been a bed sit surrounded by smack heads)and this is still the worst landlord I’ve ever had.ring me and complain about 12pound I owe for rent but have never done any repairs since 2019 and expect me to pay and when I moved in house needed repairs that they want me to pay for.avoid at all cost,edit five years still not one repair done.absolutely useless,only thing they have done to n five years is take rent.please avoid
