SPS have managed my property for at least 10 years and during this time, they have been extremely professional and communicative. All my tenants have extended their stay and I put this down to the excellent service they have received from SPS. Any repairs needed have been speedily carried out and accredited trades people are always used. In addition, SPS also manage the building in which my property resides (Nightingale House, E5 8NB) and prior to SPS taking over the management, our building was not in a great state of repair. Now our building has been much improved and diligently maintained.
I would definitely recommend SPS to tenants and property owners alike.

Stock Page Stock has been an incredible state agent for me. I have rented a property from them for a year, and I have left the property because I have moved out from London. If it was for me, I would have continued with them. They are a very reliable agency (I dealt with David, who I can tell you is one of the few state agents who doesn't try to oversell anything, he just shows you the properties being honest, which I appreciated, especially in this crazy world of state agents). The state agency is honest and reliable. When any issue has arisen (boiler, maintenance issues...), they have dealt with it very quickly and in a positive manner. They always want you to be happy at your place and they just act accordingly. Regarding tenancy contracts, I feel they have very good policies. So, honestly, if I were you, do not hesitate to rent from them. If I come back to London, I would try to rent from them again. To be honest, I don´t understand why the average punctuation is so low. When I moved in, I saw it and it made me feel insecure, but couldn't be happier now. I always tell everyone to check their website to see if they have anything appealing for them, as I believe it is an awesome state agency from where to rent. I just hope you find it useful 🙂

SPS has been managing our property for around 5 years now. In that time they have let the building fall into disrepair and failed to keep up the facade of the exterior allowing th property value to deteriorate. They are unresponsive to tenant requests on all matters including ones of urgency and safety. They have no care for anything except the money they demand for the bare minimum of upkeep and sometimes not even that.

EDIT: I was a private tennant for over 6 years in a property SPS managed. I will not be taking this review down as it is an accurate account of my experience and my neighbours of the time.

I fail to see how SPS can get anything above 1 star. The investment company that recently bought my flat has, it seems to me, sub-let the leasehold to SPS in practice - given the true nature of the arrangement they have delegated to them : to completely control all rent level negotiations, rent collection as well as the usual and typical general maintenance issues, which makes them the legal landlord, not the owner who is really a superior landlord not direct one.

For clarity on the latter, I have asked the owner and SPS repeatedly to confirm their true entire status in law, and neither party is cooperating with me, claiming it is none of my business, and the owner hasn't provided a formal Section 3 Notice either to clarify to me that they not SPS are the true immediate landlord of what seems, without one, a muddled, confusing mess that robs me of my rights because both parties in practice could deny any perfectly legitimate claim for RRO's which you can only claim from an immediate landlord, should I pay over the rent and need to reclaim it back due to harassment, poor maintenance, etc.. Yet, even in their additional role as managing agent (to add to landlord in practice) I see no attempt by SPS in the six months they have taken control of maintenance, to maintain the common parts to the property or even to become a stakeholder member of the Freehold Management Company to the h ouse containing my flat, like all the other leaseholders in the property I live in, so they can maintain the exterior of the flat as they are legally obliged to do. I live in a flat with steps that are full of concrete bobbles that anyone could twist their ankle on, the communal carpets are never cleaned, my bathroom window in a poor state of repair and the gas engineer they sent round recently didn't even check one appliance and didn't notice I had no Carbon Monoxide detecter - again mandatory by law. Yet SPS still plan to come after me for the maximum RCO set rent in what is possibly an illegally let flat with no access rights to the south facing wall, which they must have. Yet both parties have the audacity to wonder why I am keeping back the rent in a separate account until this mess is sorted.

Sadly our block was managed by SPS for two years. During this time our service charge increased, scheduled works were delayed or contracted to geographically unsuitable companies, completed work was shoddy at best yet grossly negligent at worse.

As a resident I could take this if the managements company acted with an ounce of humility. John Fowler and co never once owned their many mistakes and left us in the hands of an inept property manager. Emails and communications were ignored leaving our beautiful conservation area building frankly rather dilapidated.

Absolute money grabbing clowns. For further proof, one of the 5* reviews here is from the woman who does their accounts communications (Juliet Sterling).
